The Physical Plant department is responsible for the maintenance and upkeep of over 1 million square feet in 13 buildings located in midtown Baltimore.  The HVAC Mechanic is responsible for installing, servicing and repairing all components or sub-components of commercial and industrial heating, ventilation, and air conditioning (HVAC) systems for the campus.  This position supports and collaborates with our energy systems provider to maximize energy efficiency and operational performance, while reducing our carbon footprint.

Key responsibilities include:
•    Regularly inspects, repairs, modifies and installs HVAC equipment including but not limited to; refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, forced air converter units, fan coil units, air handling units, energy recovery units, pumps, boilers, gas burners, automatic and hand valves, expansion valves and capillary tubes.
•    Frequently examines, diagnoses and tests various systems and equipment including, but not limited to, air and hydronic systems, closed loop systems, cooling towers, and boilers in order to verify system compliance with plans and specifications, to detect and locate malfunctions, and to ensure maximum efficiency.
•    Installs, connects, adjusts, and monitors HVAC equipment sensors, building sensors, and BAS sensors, using hand tools and computer software on a daily basis.
•    Conduct monthly preventive maintenance inspections with energy systems provider.  Performs assigned preventive maintenance work and maintain equipment records.  Performs Work Order & Daily Activity form record keeping for work task tracking.
•    Provides guidance and training as needed in the HVAC trade to other maintenance personnel.  Attends relevant HVAC & safety training and classes as required.  Follows the policies and procedures as defined in the Memorandum of Understanding (MOU).

Required Knowledge, Skills and Abilities
•    Knowledge of the principles of air conditioning and refrigeration, including the practices and techniques used in the installation, repair and maintenance of HVAC equipment and systems
•    Knowledge of refrigerant types, environmental impact, and gas reclamation procedures and equipment
•    Knowledge of basic mathematics including area, volume, and weights, and the practical application on fractions, percentages, ratios, and proportions
•    General knowledge of OSHA and Lock-Out-Tag-Out (LOTO) regulations related to the HVAC trade and of the National Electric Code
•    Working knowledge of plumbing, steam fitting, and the electrical trades as they pertain to HVAC systems
•    Skill in the installation, repair and maintenance of commercial or industrial HVAC equipment and systems
•    Skill in the use of tools, machines, and equipment of the trade including their designs, uses, repairs, and maintenance
•    Skill in reading and interpreting blueprints, schematics, drawings, specifications, and construction documents
•    Skill in using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems
•    Ability to read and understand manufacturer's recommendations regarding scheduled and preventive maintenance, servicing and operation
•    Ability to use computers and related software to diagnose HVAC system problems
•    Ability to prepare written reports and to communicate effectively both orally and in writing
•    Ability to work in, on, around, over and under fixed equipment and machinery
•    Ability to manipulate heavy equipment, tools and supplies and/or exert force up to 50 pounds
•    Ability to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions
•    Ability to operate tools to performs tasks such as welding, brazing, soldering and silfoss
•    Ability to work with others, as well as independently with little direction

A High School diploma or GED and valid DLLR HVAC Journeyman Certification are required, as well as six years in any combination of air conditioning, refrigeration, temperature control, steam distribution, or heating trades.
